TENANT APPLICATION QUALIFICATIONS

  • RHR Realty fully complies with the Fair Housing Act. We do not discriminate against any person because of Color, Disability, Familial Status, National Origin, Race, Religion, or Sex.
  • Any adult over the age of 18 that will be residing in rental must apply. All applicants must pass a credit, employment, criminal and rental history screening. Medical debt and student loans are not as important as late payments or outstanding collections. All applications are reviewed on a case by case basis.
 
  • Completed applications will be reviewed in the order in which they are received.
  • A $60 application fee that will be taken at the end of each application or through money order, Zelle or certified funds.
  • All applications must be fully completed, signed and dated.
  • Guarantors or Co-signers are accepted on a case by case basis.
  • Income must be 3 times the rental amount for single applicant or 1.5 times the rent per applicant with multiple applicants.
  • State or government ID required for each applicant.
  • Family size must follow HUD guidelines.
  • No registered sex offenders
  • No evictions within the past 24 months
  • No bankruptcies on file within the past 12 months.
  • All applicants must provide verifiable documentation of all income.
    • All applicants must provide last 2 months of paystubs.
    • Self-employed must provide last 2 years of tax returns and a current income statement.
    • Unemployment income will not be considered.
  • Application may be declined due to the following:
    • Credit score below 540
    • False or incomplete information on application
    • Any utility collections
    • Any bounced checks on credit
    • Any outstanding debt to previous landlords in past 24 months
    • Poor rental history from previous landlords (damages, late payments, etc.)
    • Certain criminal convictions within the past 7 years including but not limited to (1) Assault (2) Domestic violence (3) Sexual offense (4) Felony drug charges
  • All applicants must provide last 2 months of paystubs.
  • Self-employed must provide last 2 years of tax returns and a current income statement.
  • Unemployment income will not be considered.
  • Credit score below 540

  • Any outstanding debt to previous landlords in past 24 months
  • Poor rental history from previous landlords (damages, late payments, etc.)

  • Security deposits, pet deposits, pro-rated or first month's full rent is due in full at signing of the lease by cashiers check or money order.
  • Security deposit amounts will be determined as follows:
    • Credit score of 599 or lower will be subject to 1.5 the first months rent. If applying with additional applicants, the security deposit will be based on the lowest credit score.
    • Credit score of 600-699 will be subject to regular deposit of first month's rent.
    • Credit score of 700 and above will be subject to a reduced deposit of half of the first months rent. All applicants applying together must be above 700 credit score as well to qualify for reduced deposit.
  • Late rent payments must be paid by money order or cashier's check.
  • Credit score of 599 or lower will be subject to 1.5 the first months rent. If applying with additional applicants, the security deposit will be based on the lowest credit score.
  • Credit score of 600-699 will be subject to regular deposit of first month's rent.
  • Credit score of 700 and above will be subject to a reduced deposit of half of the first months rent. All applicants applying together must be above 700 credit score as well to qualify for reduced deposit.
  • There is a $300 refundable pet deposit per pet
  • Pets may be accepted or declined at the owners' discretion.
  • Tenant must provide at least (1) current photo of the animal(s) and up to date shot records.
  • Tenant is responsible for all damages caused by pet(s), compliance with city/county animal ordinances, and keeping animal(s) shots current.
